HOME INSPECTIONS

A real estate property evaluation for buyers and sellers of homes in Omaha and Eastern Nebraska. A comprehensive inspection of the physical structure is performed, including the major electrical and mechanical systems. A multi-page report provides the client with a detailed evaluation on the condition of the property in question.

Why A Home Inspection?

Home_Inspection3You should learn as much as possible about the condition of a home, and the needs for any major repairs before you buy it. This will minimize unpleasant surprises and difficulties afterwards. The purchase of a home is probably the largest single investment you will ever make. Of course a home inspection also points out the positive aspects of a home, as well as the maintenance that will be necessary to keep it in good condition. After the inspection you will have a much clearer understanding of the property you are about to purchase.

Of course you could inspect the house yourself. But even the most experienced homeowner lacks the knowledge and expertise of a professional home inspector. An inspector is familiar with the many elements of home construction, their proper installation, and maintenance. He or she understands how the home’s systems and components are intended to function together, as well as how, and why they fail.

Above all, most buyers find it very difficult to remain completely objective and unemotional about the house they really want, and this may affect their judgment. For the most accurate information, it is best to obtain an impartial opinion by an expert in the field of home inspection.

If you are planning to sell your home, you may wish to have an inspection prior to placing your home on the market. This will give you a better understanding of conditions which may be discovered by the buyer’s inspector, and an opportunity to make repairs that will put the house in a better selling condition.

The Inspection
The usual amount of time to perform an inspection is approximately three hours.  The amount varies depending on the size and age of the home.  We do recommend that the buyer/seller be present during the inspection as you will find the written report easier to understand, if you've seen the property first-hand through the inspector's eyes.  All inspections are conducted under the strict guidelines set by the American Society of Home Inspectors (ASHI).  The inspection will include the following areas:

The Report
The 22-24 page multi-copy [Click To Veiw Sample Report] report will provide you with an easy to read evaluation of the property, which will include hundreds of items.  A summary of the items needing repair will be provided.  We will also point out the positive features found in the home.  We also encourage you to attend the inspection so you may better understand the operation of the home, and your inspector will personally provide helpful maintenance tips.
